Structural design of 29,000m2 warehouse and yard Mitre 10 complex in Wānaka.

Steel warehouse structure with 70m span over intermediate supports and a mass timber (CLT) – steel hybrid structure with visual exposed CLT around the office/retail mezzanine and visually exposed glulam timber around a cafe.

29,000m2 complex including:

  • 9000m2 store floor area
  • 4870m2 retail area
  • 3,900m2 garden centre area
  • 10,000m2 trade & timber yard.

The visually exposed CLT cantilevers into the retail area and was chosen by the client both for the look and speed during construction to save time on the fit out. The CLT is imported from overseas and the durability was verified via an alternative solution with a building physics analysis with WUFI to demonstrate moisture contents remain within the NZS3602:2003 thresholds.

The timber was designed for charring and the steel intumescent painted to achieve the required fire rating.

The slab is post tensioned to reduce reinforcing to mitigate the risk of shrinkage cracking whilst avoiding the need of saw cuts to allow for a smooth slab surface in the racking area.

Review of steel and timber fabrications drawings and coordinate these along the process as well as multiple level of reviews with other consultants.

Speed in construction of the exposed timber fit-out and alignment.
